Landlord gas safety certificates (CP12) in Newcastle

Landlords have a legal duty to have every gas appliance and flue in a rental property checked for safety every twelve months by a Gas Safe registered engineer. We carry out those checks and issue the Gas Safety Record (CP12) for landlords and letting agents across Newcastle.

What the gas safety check covers

  • Every gas appliance the landlord is responsible for
  • Gas tightness of the installation
  • Operating pressure and heat input where measurable
  • Safe operation of each appliance, including safety devices
  • Flues and chimneys, checking products of combustion clear correctly
  • Adequate ventilation to each appliance
  • Visual inspection of accessible gas pipework

Your responsibilities as a landlord

  • Arrange an annual gas safety check on all relevant appliances and flues
  • Keep gas appliances and pipework in a safe condition
  • Give a copy of the Gas Safety Record to existing tenants within 28 days of the check
  • Give a copy to new tenants before they move in
  • Keep copies of the records for at least two years
  • Use a Gas Safe registered engineer for all gas work

The Gas Safety Record

Once the check is complete, you receive a record showing the date of the check, the address, the appliances and flues tested, any defects identified and the action taken, along with the engineer's details and Gas Safe registration.

If an appliance is found to be unsafe we will explain the classification, what it means and what needs to happen next. Where you would like us to, we can carry out the remedial work at the same time.

Boilers and other gas appliances

Most rental properties have a boiler, and many also have a gas fire or gas hob. All appliances the landlord owns must be included in the check. We also service boilers and gas fires, and many landlords book the annual service and safety check together to save a second visit.

Preparing the property for inspection

  • Let tenants know the date and approximate time in advance
  • Make sure the engineer can access the boiler, meter and all appliances
  • Clear cupboards and stored items away from appliances
  • Ensure gas and electricity supplies are on, including any prepayment credit
  • Let us know about any faults tenants have already reported
