An annual boiler service is a safety and performance inspection. Done properly it confirms the appliance is burning gas safely, running efficiently and free from developing faults. Done badly it is a five-minute look and a sticker. It is worth knowing the difference.
What a thorough service covers
- A visual check of the boiler, flue and installation against manufacturer requirements
- Inspection of the flue terminal and checks for signs of spillage
- Gas tightness and operating pressure checks
- Gas rate measurement compared with the manufacturer's figure
- Combustion analysis using a calibrated flue gas analyser
- Removal of the casing and inspection of the burner, heat exchanger and injectors
- Cleaning of components where the manufacturer requires it
- Checks on seals, electrical connections and safety devices
- System pressure and expansion vessel checks
- A full operating cycle test on heating and hot water
- A clear explanation of findings and a written record
Why servicing matters
Safety
A gas appliance that is not burning correctly, or a flue that is not clearing properly, can produce carbon monoxide. Combustion testing and flue checks exist for exactly that reason. Every home with a gas appliance should also have a working audible carbon monoxide alarm, tested regularly.
Efficiency
A boiler running outside its intended gas rate, or struggling against a dirty system, burns more gas to deliver the same heat. Servicing keeps the appliance operating as the manufacturer intended.
Reliability and warranty
Most faults give warning signs before they cause a breakdown — a worn seal, a struggling fan, dropping pressure. Catching them during a summer service is far cheaper than a January call-out. Manufacturers also typically require an annual service for the warranty to remain valid, so keep your records safe.
Signs your boiler needs attention sooner
- Pressure that falls between top-ups
- Banging, kettling or gurgling when the heating fires up
- Radiators taking noticeably longer to warm
- Occasional lockouts or fault codes
- It has been more than twelve months since the last service
How long it takes and how to prepare
Allow around 45 minutes to an hour for a straightforward domestic boiler in good condition. You can help the visit go smoothly by clearing access to the boiler and any cupboard it sits in, making sure the gas and electricity supply is on, keeping pets out of the working area and having previous service or warranty paperwork to hand.
The best time of year to book
